How to keep oiled wood floors beautiful in Hamptons homes, from routine care and maintenance coats to buffing and recoating.

Oiled floors are everywhere in the Hamptons, from Amagansett farmhouses to Montauk moderns, because they look natural, feel soft underfoot and can be repaired in place. They do need a different kind of care than a lacquered floor. Our Hamptons team maintains Rubio Monocoat, Woca Denmark, Osmo and Ciranova floors across Sagaponack, Water Mill, Sag Harbor, North Haven and the surrounding Suffolk County towns.
Why Oiled Floors Need Their Own Routine

An oil finish soaks into the wood rather than forming a thick film on top. That gives the matte, hand-rubbed look so many East End homes want, and it means wear shows as dullness in traffic areas rather than as peeling. The upside is that worn areas can usually be refreshed locally. Joe Avila teaches an NWFA course on maintaining and refinishing wood floors, which notes that proper maintenance has a significant impact on a floor’s appearance, performance and service life. Routine Care Between Seasons

Every project we finish comes with a care plan: recommended products and routines matched to the finish on your floor. In general, dry dirt and sand are the main enemies of an oiled floor, so frequent sweeping or vacuuming matters, especially in a beach house. Use only the cleaner recommended for your finish system, since harsh or generic cleaners can strip oil. Regular maintenance keeps even intricate patterned floors looking like new. Our maintenance page lists our services.
Maintenance Coats And Buff And Recoat

When traffic lanes start to look dry, a maintenance coat brings them back. For many floors, buffing and recoating extends the life of the finish without sanding to bare wood. The floor is lightly abraded, cleaned and given a fresh coat, so it is far quicker and less disruptive than a full refinish. Some oils, such as our 0 percent VOC Diamond Oil, can be revived whenever needed. Ask about timing on our Diamond Oil page.

Seasonal Movement In Second Homes

Hamptons houses often sit closed in winter and fill up in summer, so humidity swings widely. Wood responds by expanding and contracting, which can show as gaps, cupping or finish stress. Our weekly technical articles explain these effects, from board shrinkage in early fall to summer moisture cycling. Keeping indoor conditions steadier year-round is the best protection for any wood floor, oiled or not.
When It Is Time To Refinish

Deep scratches, water marks or bare wood mean a maintenance coat is no longer enough. Then we sand and refinish, with dust control that seals entrances and removes nearly all airborne dust, and low or zero-VOC systems including the 0-VOC Platinum Package. Oil-based finishes need 12 to 24 hours before light foot traffic. Stain samples are laid on the floor before any color is chosen. Learn more about sanding and refinishing.
